SUSTAINABLE BY DESIGN
The Asset of the Future
At Callahan, conservation is at the forefront of our operating philosophy. We recognize our responsibility to support sustainable practices in the built environment. The following demonstrates our commitment to environmental stewardship with current technologies, processes and initiatives.
110 North Wacker occupies a mere 50% of the riverfront site it is located, offering its tenants and the community a 1/2 acre park experience.
LIGHTING
We use 100% LED lighting, occupancy and daylight sensors throughout our building. For the entry canopy, plaza area, and facade, we engage in exterior lighting power reduction using LEDs. For the base building zones, we use light power density reduction. Our lighting systems are controlled by Lutron.
Biophilic Design
Our building features a 15,000 square foot green roof system, which aides in reducing heat island effects and minimizes stormwater runoff. We use native plants and water efficient landscaping to optimize our carbon sequestration and resource management. There are additional vegetation on the 4th and 26th floor terraces. This sequesters 2.13 metric tonnes of CO2 a year.
WINDOWS AND SHADING
Our building uses low-emissive office tower vision glass to enhance energy efficiency and reduce heat transfer. We also use shading fins on the east and west facades, and at the West Lobby, to improve passive solar heating and improve visual comfort for tenants through enhanced glare control.
BUILDING CONSTRUCTION
Our building was constructed using recycled and regionally-sourced materials and is located in an area that encourages multi-modal transportation. Under the Chicago Benchmarking Program, we track and report energy use on an annual basis and have a construction waste management plan for any renovation plans.
LOCATION & TRANSPORTATION
Our building accommodates multiple forms of transportation as it is near multiple bus, train and bike routes. We also have a bike parking that can securely hold 90 bicycles daily to encourage a sustainable transportation alternative. We have an underground multi-level parking garage that aids in heat island reduction. We provide electric vehicle charging stations and use motion sensors to minimize access emissions associated with 24-hour parking garage operations.
MECHANICAL SYSTEMS & EMS
Our HVAC systems use Variable Frequency Drives (VFD's), which continuously monitors environmental conditions and adjusts airflow speed accordingly to remain as efficient as possible. We require CFC-free HVAC equipment in our base building and tenant spaces. In our tenant spaces, we also have separate control zones provided for each solar exposure and interior space. Lastly, we use heat exchangers and thermal energy storage solutions.

Merv-15 air filtration
Once the ions attach to the particle, the particle grows larger by attracting nearby particles of the opposite polarity, thereby increasing the filtration effectiveness
Bipolar ionization
Removes particles down to 0.3 microns and provides air filtration greater than what is provided by many hospitals
